Update

C4 Australia and New Zealand has expanded with the appointment of Adam Green as MD for C4 Australia, whilst I retain an overall role for both New Zealand and Australia.

Funding sources through C4 and other avenues are now becoming available in New Zealand from the around the world (US, India, Malaysia, Panama, Sth Africa) with a variety of options available.  Some have no limits on amounts borrowed, whilst others deal in traunces over US$25M, some require an equity ownership, some require upfront (refundable) fees, 80-100% lending and very competative interest rates. 

Although the economy is slowing and there is plenty of talk of recession and the like – there is still money available for viable projects – with perhaps a little tougher due diligence.

We are entering exciting times as we negotiate a changing market.

 

 

Examples

What if you owned a large commercial property, but this left you without the funds to invest in another interesting venture – or you need to update the property to increase its return potential from tenants?  One solution is a sale- leaseback arrangement (but with a twist).  What is the market value of your property – land and buildings separately?  If the building is valued at US$1 – 10 Million or above US$25 million and you can provide evidence you have the ability to finance such figures, we may hve the solution where you get your funds and at the end of a predetermined time also receive your property back with clear and free title.  Interesting stuff!

Capital Available

The end result of my meeting in Los Angeles is that I am now the New Zealand Associate for C4NA, an American Company providing financing solutions within the area of commercial property.   This fits well in my business of accounting and my interest in commercial property.  C4NA also fits within my philanthropic values of giving back to our communities, with a percentage of my profits going to charity - in my case the SPCA.  C4NA has a foundation they have set up to provide funds to areas they decide require funding, for example battered blind women. 

2007 a wealth of new opportunities

2007, a new year and a new opportunity.  2006 was a year of learning, changing and advantageous meetings.  I was lucky enough to meet Roger Hamilton and join the XL Results Foundation.  This has enabled me to do courses in coaching and attend a 2 day Wealth Dynamics course introducing me to wealth profiling and the openings this can provide.  My profile was that of a Supporter.  I suggest you log onto www.resultsfoundation.com for more information.  As a life member of XL I also received a membership to ecademy.  Through ecademy and the new found confidence after attending the coaching sessions I approached another new ecademy person online and we started ‘chatting’.  I then had the opportuinty to travel to Pasadena, California for a 3 day Millionaire Mind Intensive course by T Harv Ecker.  What an eye opener!  Anything is possible with the ‘right’ thought and actions.  My ecademy contact lived in Los Angeles so I made contact and set up a face to face.  My reasons for meeting were that he was into commercial financing and I was working as an accountant subcontracting to a property development company.  It was an interest of mine to get into commercial property and I saw this as a link in the right direction.
